A Government employee in Kenya has an opportunity to develop Diaspora University Town (DUT) townhouses with Ksh 11,700 a month and make a million. This opportunity is possible because of the ready 1,500 acres DUT development plan and two financial products available: a personal unsecured check-off loan and the Kenya Mortgage Refinance Company (KMRC) mortgage loan.

The DUT townhouse developer opportunity is based on 3,500 townhouses planned for development on plots of 50ft x 100ft. A government employee can develop one of the townhouses using a DUT Townhouse Investment & Development Agreement (THIDA) by investing capital of Ksh 750,000.
KCB Bank has a personal check-off loan product that the bank is currently offering government employees for up to 11 and 12 years at 15% interest. A government employee who borrows the Ksh 750,000 for 11 years (132 months) would start developing a DUT townhouse with Ksh 11,632 a month. One who borrows based on 12 years would develop with Ksh 11,257 a month.
Dan Kamau, the DUT project director speaking to teachers while accompanied by KCB Bank representatives who are ready to provide loans, is informing teachers that the current goal is to get on board about 1,500 (0.15%) of the 1 million government employees to take some of the remaining 2,200 units before the end of the year. The second goal is to compete development of all 3,500 townhouses by December 2030.
KCB Bank is part of the primary mortgage lenders for the Kenya Mortgage Refinance Company (KMRC). The current product can finance up to Ksh 10.5 million at 9% for 25 years. Upon completion of the house the development cost budgeted at Ksh 6.5 million plus the principal loan outstanding of the Ksh 750,000 loan would be covered by a KMRC mortgage loan. As of June 2026 KMRC had Ksh 16 billion in cash or cash equivalents ready to finance houses.

Upon townhouse completion, the government employee/DUT townhouse developer does not have to own the house. The developer can sell the house at the set prices. The selling prices are set based on completion in year 1, 2, 3 and 4 as follows: Ksh 8 million, 8.5 million, 9 million and 9.5 million. The income would be the difference between the sale price and the total of the house development cost plus the Ksh 750,000 loan balance.
JOINING DUT ILLUSTRATION
A Teacher/Government Employee or Kenyan can use the DUT system and available banking products to develop a DUT Townhouse. This illustration shows how a Government employee can apply Ksh 11,632 a month of their pay to earn Ksh 1 million by becoming a DUT townhouse developer.

For every Kenyan family to achieve good housing over 20 million formal jobs need to be created and 7 million housing units developed in the next 10 years (by 2035), as Kenya's population grows to 65 million. The DUT system and its developers will create as many jobs as possible and develop as many houses as possible. For example a developer who sells a DUT townhouse unit and achieves Ksh 1.3 million will have the opportunity to build more housing units and grow their wealth using the DUT job creation and housing development system.
