Townhouse developers stand to benefit from lucrative opportunities presented at DUT. The DUT townhouse development plan proves to be a fortune worth investing in, as economic analysis indicates that the returns accrued from each investment setup at DUT are significant.
The proposed Diaspora University Town (DUT) is positioning itself as one of Kenya’s most transformative real estate and community development projects. At the heart of this vision are 3,500 modern townhouses designed not only as homes, but also as wealth-generating investments.

Riding on Tsavo’s Tourism Boom
The project’s strategic location near Tsavo National Park, one of Kenya’s premier tourist destinations, further boosts its viability and sustainability. A recent Kenya Wildlife Service (KWS) report showed that in 2024, Tsavo East received 238,545 visitors and Tsavo West welcomed 89,594, including 65,000 international tourists.
A foreign tourist spends about USD 100 (about Ksh 10,000) daily in Kenya. Dan says, “The Diaspora Kenyans spearheading the DUT tourism plan are looking to achieve over 500,000 new international visitor days and boost the tourism to Taita Taveta by over 5 billion annually through this plan.”

Townhouses Tourism Jobs and Income
In Voi town today, a modern, fully furnished apartment costs an average of USD 45 per night (about Ksh 5,850). This translates into Ksh 175,500 per month and Ksh 2.1 million per year from a single unit if fully occupied.
Dan says, “Some of the 3,500 DUT townhouses developed will be allocated to tourism business, as their owners will use the houses toward the 1 million tourism plan.” He adds, “Of the projected Ksh 10 billion tourism new economy created, the townhouses applied toward tourism can make about Ksh 500 million as income, as the houses create management jobs and income for the owners.”
A Modern Lifestyle Hub
The DUT townhouses are envisioned as more than just residential properties for families and tourists. They will be state-of-the-art homes with: Smart fittings and climate-control systems, a reliable, clean water supply, and other amenities.
The broader townhouse residential plan includes Healthcare facilities for quality medical services, educational institutions, shopping centers, and leisure facilities.
Persons becoming DUT Townhouse Developers are developing not just townhouses but also a vision of creating a community for modern living and prosperity.

National Impact: Jobs and Growth
Currently, there are about 26 million Kenyans in the working-age population. 992,800 (4%) are in the public sector, 3 million (10%) are in the formal private sector, and about 22 million (86%) are in the informal sector.
Dan says, “DUT's goal is to contribute significantly to the growth of formal private and public sector jobs through the growth of Kenya's Gross Domestic Product (GDP). Dan, who studied economics, adds, “When I got to the U.S., one of the things that amazed me was the GDP growth in the U.S. I had to figure out how they grew the GDP, and this is how the DUT plan came about. We will grow Kenya's GDP by Ksh 20 billion as we create long-term jobs in hospitality, education, healthcare, and other sectors in the towns.
Ksh 35 billion Wealth Creation
“This is not just about building homes,” says Dan, “It’s about creating wealth through a modern town development that uplifts generations.”
Every townhouse is expected to be valued at Ksh 10 million or more during the first four-year class graduates. This means the developers will have created a new wealth of Ksh 35 billion by building houses that provide residency to students, families, and tourists.
Investing in Townhouse Development
“To join DUT, one has to become a townhouse developer,” says Dan. He adds that Kenyans should embrace building property through a plan rather than individually. He says, “The THIDA system we created to ensure that as the population increases and people develop where to live, we do not pollute the water bodies and the environment.”
The townhouse will earn returns through value growth and rental income. Dan says, “Becoming a Townhouse Investor is becoming a job creator and a founder of Diaspora University.”
The message is clear for those ready to invest: this is more than real estate — it’s a chance to build wealth, create jobs, become a university founder, advance Kenya's GDP growth, and leave a legacy.
