The Voi residents visited DUT to learn about the DUT town and university development and how they can participate. They were welcomed by Dan Kamau, the project director, and Ronald Mwangombe of the Ndara B Community and DUT building materials. He said the systems are similar to those that have grown Singapore&#x2019;s per capita income to $90,000. He said, &#x201C;We are not just creating 20,000 jobs, we are making the human resource productive. Dan explained that Diaspora Kenyans and Ndara B Community tailors have started this MSME. The visitors learnt that the tailors are currently producing clothing that will be applied in the DUT project. They were informed that the industry will be built on two plots of the 140 DUT MSMEs plots and will create about 300 jobs. Dan said when running at full capacity over 250,000 units of clothing a year will be produced and sold at DUT, Kenya and the world markets.</p><p>Dan presented the Townhouse Investment and Development Agreement (THIDA) system &#x200B;for achiev&#x200B;ing the constitutional rights of workers. He said the system will produce 3,500 townhouses on 3,500 plots of 50ft x 100ft, which will be used by those taking jobs at DUT, students, tourists and taita taveta residents who want to live in the town. He added that Kenya&apos;s population of about 55 million when compared to the USA&apos;s 340 million is abut 16%. He said those interested in joining DUT will grow the banking sector by taking loan products in the market.</p><p>Using a step-by-step document Dan explained that Voi residents can grow banking assets by taking Ksh 750,000 loans based on the THIDA and banking products. He said this will then lead to the production of 3,500 townhouses and through the KMRC financial product, banking sector assets will grow by over Ksh 25 billion. Dan said the DUT tourism plan is for 1 million international and domestic tourists annually. Livingstone noted that Taita Taveta has Tsavo National Park and over 30 tourism products that could anchor a tourism economy.</p><p>Dan said the 1 million tourist plan that is headed by Cathy Jackie of Baltimore, MD resulted from studying the 45 million annual tourists of Las Vegas, the 120 million visitors to Florida, and Singapore&#x2019;s achievement of a tourism economy exceeding $30 billion. Dan said that 200 students, 10 from every ward will join Diaspora University in accordance with the DUT plan. He emphasized the importance of the design-build system in the U.S., which has contributed to the strength of roads, infrastructure, and housing. He said that the town development plan considered the fact that, as a 25,000 residents town develops, there will be persons with mental illness and psychological issues.</p><p>Dan further explained that the department will be started in the first 3 buildings built, and thereafter, its building as per Dr. Mseri&apos;s plan will be built. He stated that the 2030 goal is to complete about 30 buildings, including housing departments, centers, and the library. He said the financing will come from the Ksh 20 billion Diaspora University endowment plan, with Ksh 6 billion for building and equipment, and Ksh 14 billion for student funding. Today, he is part of the DUT townhouse developers whose goal is to tap about Ksh 25 billion from the Kenya Mortgage Refinance Company (KMRC) for Taita Taveta County. The Ksh 25 billion will be tapped through the 20,000 DUT job creation plan and the DUT 3,500 townhouse development plan.</p><p>KMRC, created in 2019, is similar to Fannie Mae in the U.S., which was created in 1938 to fund housing mortgages. Just as Fannie Mae grew to provide $4.1 trillion in mortgage financing for millions of homes in the U.S., KMRC, which by 2025 had funded Ksh 19 billion to 5,148 mortgages across 39 counties in Kenya, will continue to grow. The two agreed that the planned town approach should be embraced going forward to achieve environmental sustainability for ourselves and future generations.</p><p>Regarding the DUT development approach, Dan informed Dr. Mwambi that the DUT project&apos;s capital input is currently valued at about Ksh 6 billion. He added that the next stage is to grow the DUT assets to Ksh 200 billion by 2030, comprising the Diaspora University endowment, valuation of 3,500 townhouses, valuation of other properties, and valuation of MSMEs/Organizations.</p><p>Dr. Mwambi, who has taken the time to read through the DUT website, stated that as Taita Taveta residents increasingly understand the benefits of DUT, they will become founders of this university and a well-planned town that will benefit generations.</p><p>The two then visited the KCB Bank Voi branch, where they met with Branch Manager Benson Mutie. Dr. Mwambi asked the bank manager to help the Voi residents understand the DUT approach and the bank&apos;s financial products. The 3,500 DUT townhouse developer system is established and is capable of attracting about Ksh 25 billion to Taita Taveta, about Ksh 7 million per unit. </p><p>As a developer of two townhouses, Dr. Mwambi is today part of the people working to bring this money to Taita Taveta. He is asking his fellow scholars at Taita Taveta University (TTU) and other institutions to join DUT and bring this money to Taita Taveta. The company thereafter received two credit lines from the World Bank and the African Development Bank totaling about KSh 40 billion. The amount withdrawn by the end of 2025 was Ksh 35 billion. Ksh 19 billion was applied to fund 5,148 mortgages spread across 39 counties. In the KMRC 2025 financial statement, the cash balance was reported at Ksh 17 billion. This showed the cash available for residential houses. &#xA0;</p><p>Ronald gives the following reasons to tap this money through the DUT 20,000 job creation and 3,500 townhouses plan:</p><p><strong>1. Ksh 25 Billion Mortgage Money is Available.</strong></p><p>KMRC was formed in 2019. The company would receive two credit lines from the World Bank and the African Development Bank totaling about KSh 40 billion. The amount withdrawn by the close of 2025 was Ksh 35 billion. Ksh 18 billion was used to fund mortgages in diverse counties, and Ksh 17 billion was held in cash and is available. </p><p>Another fact is that KMRC is set up to raise money as quickly as houses are built. The mortgage finance is today advanced by 34 financial institutions (14 banks and 20 SACCOs). Four (4) Banks Advancing the Mortgages are in Voi.</strong></p><p>Of the 34 financial institutions listed as advancing KMRC mortgages, four banks have set up branches in Voi&#x2014;namely, KCB Bank, DTB Bank, Absa Bank, and Cooperative Bank. Ronald is challenging the bankers in Voi to think outside the box so that this money can come to Voi and Taita Taveta.</p><p><strong>3. Making new wealth using the Personal Unsecured Loan Products offered by Banks</strong></p><p>The personal unsecured loans offered by these banks will enable Voi residents to access money that they can apply as capital as they become DUT Townhouse developers. Government employees and others who qualify for the personal unsecured loan can take a 750,000 loan to capitalize the development of a townhouse and, in doing so, develop it by investing about Ksh 12,000&#x2013;15,000 a month through loan payments. A townhouse will bring in Ksh 7 million in KMRC funds to Taita Taveta. The townhouse will increase the developers&apos; wealth.</p><p><strong>4. 20,000 Government Employees</strong></p><p>Ronald challenges about 3% of the nearly 20,000 government employees in Taita Taveta County to tap into the unsecured loans offered by banks. The government employees include teachers, doctors, nurses, judicial members, police, national government departments, county government departments, and other government commissions. He gives the example of the KCB Bank loan product that reads, &#x201C;Get a check off loan as a government employee, or a company that has an agreement with KCB Bank. The check-off loan of Kes 20,000 up to Kes 10 Million is repayable in up to 120 months (10 years), with monthly repayments remitted by your employer.&#x201D; Similar products are available in other banks.</p><p><strong>5. 20,000 Jobs Creation</strong></p><p>When giving the reason of 20,000 jobs created, Ronald makes a plea on behalf of young people aged 25 and below, who will be the main beneficiaries. A borrowing of Ksh 35 billion from the credit lines of about Ksh 40 billion from the World Bank and the African Development Bank. A story published in the Business Daily on 11th March 2026 reported that the company planned to raise Ksh 40 billion through a green bond in April 2026.</p><p>KMRC is structured similarly to Fannie Mae &amp; Freddie Mac in the U.S., and, just as these U.S. businesses have progressed to finance $7.5 trillion in housing mortgages (about Ksh 900 trillion), KMRC will have the capacity to raise capital to finance housing mortgages on an increasingly larger scale. Dan says that the ratio of banking assets to population is one indicator of how the people in a country have established assets to meet their rights to food, housing, environment, healthcare, and other rights.</p><p>Among the top 100 banks, the 3 banks in Singapore have the highest asset-to-population ratio at over $240,000 per person. Comparing Singapore and Kenya, &#xA0;3 banks in Singapore have total assets of $1.4 trillion. The Central Bank of Kenya (CBK) report for 2024 showed all Kenyan banks had assets of Ksh 7.5 trillion (about $60 billion). The report showed KCB Bank was number one with Ksh 1.27 trillion (about $10 billion), followed by Equity Bank with Ksh 1 trillion (about $8 billion). If the interest rate is 15%, the monthly instalment is Ksh 11,632. </p><p>In 20 months, a person can budget to pay Ksh 12,000 x 20 months = Ksh 240,000. </p><p>The Ksh 240,000 would be applied as follows: about Ksh 190,000 to bank interest and Ksh 50,000to principal. </p><p>At month 20, the principal of Ksh 750,000, less 50,000, results in a principal balance of Ksh 700,000. The Ksh 700,000 would be paid off during the mortgage issue.</p><p>The House Development Cost is budgeted at Ksh 6.5 million.</p><p>The total of Ksh 700,000 plus Ksh 6.5 million = Ksh 7.2 million. </p><p>Ksh 7.2 million would be issued as a mortgage at 9% over 25 years, secured by the completed house. </p><p>The Ksh 7.2 million at 9% over 25 years calculates to a monthly mortgage repayment of <strong>Ksh 60,422. &#xA0;</strong></p><p><strong>STEP 5. This means owning a townhouse by making 20 instalments of about 12,000 each in 20 months, totaling Ksh 240,000. </p><p><strong>STEP 6. COMPLETED HOUSE EQUITY</strong></p><p>Upon completion, each house will have equity calculated as Sale Price less the mortgage value. This means the equity in the house would be the difference between the Ksh 8.5 million sale price and the Ksh 7.2 million owed, which equals Ksh 1.3 million.</p><p>The progressive investments of Ksh 12,000 a month for 20 months (Ksh 240,000) would grow to Ksh 1.3 million.</p><p>DUT uses the GDP Growth approach, which grew the U.S. from an economy of $57 billion to the current $30 trillion.
